250,000+ Homes Affected
Spray Foam Insulation has gotten a bad reputation over the last few years. Highly publicised online, TV and in the papers. Being talk of the office for surveyors, lenders and insurers alike.
But is it really that bad?
Here's what we find, day in, day out... It's not the product itself that's bad. It's how it has been installed into our clients homes.
For the most part it seems like a lot of the companies installing Spray Foam Insulation preyed on the elderly, took no pride in their work and couldn't care less about manufacturers installation instructions, product certifications, moisture management or air movement within your homes.
OK, it actually could be that bad.
We've seen the worst, we've seen the best. What's certain is that it's extremely difficult to determine the exact effects YOUR Spray Foam Insulation is having on YOUR home without thorough and logical examination.
It's time to act NOW
Some of the risks
-
Air Quality Issues
Spray Foam Insulation is created by a chemical reaction between isocyanates and polyols. During and immediately after installation, these chemicals can release VOCs and isocyanates into the air. If the mixture is off-ratio, this off gassing could continue indefinitely.
-
Moisture Management Problems
Spray Foam Insulation (Open & Closed Cell) is typically applied in such a fashion as to attempt a conversion from a Cold Roof Sytem to a Warm Roof System. Without a well thought out plan to manage moisture and ventilation in the property, decay and rot within timber is highly likely.
-
The Roof Inspection Problem
If you've seen your attic since the Spray Foam Insulation was installed you've probably noticed you can no longer see the inside of your roof (if applied to the roof deck). As you are now maybe realising, this is not a good thing. Small leaks going unnoticed, damp, mould and timber issues you just don't know about.
Surveyors May Not Want To Know
The short story being that Spray Foam Insulation can be troublesome when attempting to provide advice.
It's understandable really, as they are highly coveted and in high demand dealing with work with which they are experienced. It may not be commercially viable to be involved with problems with which they are not well versed and holds high risks when considering assessment.
